Our concept for the property at Morphet Road comprises a series of pitched roof, brick, one-storey units that are designed to prevent overshadowing and overlooking from and to the adjacent four-storey properties in Gore Road. These units are designed to create a community and village-like appearance, in keeping with the attractive surrounding area of Victoria Park Village.
The eleven one and/or two double bedroom units will be surrounded by private garden space on the East, West and South sides and enclosed by a brick wall of 2.1 m in height, in line with the existing partition of the adjacent property.
To the North, facing Morphet Road, a wall of 2.6 m will enclose the house elevation and a footpath with plant space will divide it from the street.
The units will have a long narrow plan and square windows will be placed on the longitudinal side, with a full glass opening on the shorter side. The natural light and natural ventilation will be increased by a skylight on the roof and privacy from the street will be secure by positioning the window at more than 2 m from the floor.
The access will be through timber doors on Morphet Road, in some cases directly to the house, in others by an internal path - where access to the back garden of the adjacent property is required.
The internal layout will be flexible so as to different arrangements and all the houses are intended to be wheelchair friendly. The design of a false ceiling will allow for maximum usage of natural illumination.
